Cerro de los Gamos is a business complex comprising five office buildings built in the 1990s in the municipality of Pozuelo de Alarcón, Madrid. The refurbishment project carried out aimed primarily to renew and enhance the complex, adapting it to current requirements.

Phase 1 of the refurbishment consisted of the comprehensive renovation of Buildings 1 and 4 of the complex, upgrading them to contemporary office standards comparable to those of a new-build project. The works were carried out without the need for demolition or structural reconstruction, significantly reducing waste generation and the carbon footprint.

  • Updating a 1990s office facility

    The comprehensive refurbishment of Buildings 1 and 4 enabled their complete upgrade, adapting them to current office market requirements. The result is modern, flexible and competitive spaces, comparable to new-build offices but with a significantly lower environmental impact.

  • LEED GOLD certification

    This certification recognises a high level of environmental sustainability, endorsing energy efficiency, water savings, indoor environmental quality and the responsible management of materials and resources.

  • Efficient and sustainable project management

    Project management was based on criteria of efficiency, control and sustainability, with planning that made it possible to combine construction works with the partial use of the complex. Proper waste management and environmental control were prioritised throughout the execution.

A sustainable refurbishment

  • We transformed the buildings without the need for demolition or structural reconstruction, reusing the existing structure. This strategy significantly reduced waste generation and the carbon footprint, demonstrating that sustainable refurbishment can be a real and competitive alternative to new construction.
  • The project incorporated high energy-efficiency systems, such as VRV air conditioning with heat recovery, CO₂-controlled ventilation and smart LED lighting. These solutions ensure low energy consumption, enhanced indoor comfort and technical standards in line with high-quality office buildings.
  • Advanced technology was integrated into both the design and management of the building, through BMS systems for energy control and BIM methodology for project coordination. This enabled process optimisation and ensured efficient management throughout the building’s entire life cycle.
