La actuación se desarrolla en un entorno urbano denso y consolidado, en uno de los barrios con mayor actividad cultural y dinamismo de la ciudad, lo que requiere una planificación cuidadosa de los trabajos y una coordinación precisa de los equipos.

El edificio forma parte de la historia de Malasaña y ha estado vinculado a diferentes etapas y habitantes a lo largo del tiempo, reforzando el valor de su rehabilitación y su integración en el tejido urbano actual.
